If you’re a long-term renter who has good credit and is simply choosing not to buy a home, unsecured tenant loans may be a lending solution that would be right for you. For a long time, people who have owned their homes have been able to use equity lines of credit and other loans that were based on the fact that they own a home. Now that people who own homes don’t have equity anymore because their homes values have crashed, where they lost their homes, tenant loans are making a comeback. As it turns out banks have figured out that people who own homes aren’t necessarily the salt of the earth after all. The guy who has faithfully paid his rent on time every month for the last 15 years is actually the guy they should have been loaning money to all along.
If this describes you then some of the reasons you might want to consider taking out a tenant loan would be if for example, you want to start a business. This would have been impossible to you without the equity of a home to back it; however at tenant loan might be a solution. Banks would trust you because of your history of paying your rent on time.
If you still have good credit, but want to pay off your high interest debt, you could consider using a tenant loan to do that. At tenant loan would be a lower interest rate than the interest on a credit card for example so that may be a smart financial thing to do in the interest of getting out of debt quicker.
Obviously a tenant loan is an unsecured loan so if you get behind on your payments or something horrible happens and you actually default on the loan, you will lose any property as a result, like you would if you had put your home up as collateral for example. Obviously your credit would suffer, but there need be no worse off than a lot of people are today. On the plus side, if you do pay back your tenant loan on time with regular payments this will only improve your score and make it easier for you to get other types of loans such as a car loan, or even a mortgage if you do decide to bite the bullet someday and become a homeowner.
